Your suburb profile by Running Property
Located 12 kilometres south-east of the Brisbane CBD, Belmont (4153) is currently home to more than 4,500 people.
The suburb is named for an early settler’s estate from Brisbane’s colonial period. The area’s fine timber reserves attracted many timber cutters, who had cleared the land near the creeks by about 1870. From this time, Belmont’s rich soil made it a prime farming area for crops including sugar cane, pineapples, bananas, tomatoes, potatoes and grapes.
Today, Belmont is an affluent suburb featuring large estates sitting on acreage blocks of land. Much of the rest of the suburb remains as undeveloped blocks of bush mixed with large rural properties.
Belmont is criss-crossed by two major Brisbane arterial roads, the Gateway Motorway and Old Cleveland Road. Home to a number of sport shooting clubs, the Belmont Rifle Range hosted the shooting events for the 1982 Commonwealth Games – and has been earmarked for the same events at the upcoming 2018 Commonwealth Games.
Data from realestate.com.au shows that the median Belmont house price was $657K in 2016, with the median unit price being $380K. For investment property owners, Belmont offers a median rent for houses of $500 per week, and the median rent for units $430 per week. Rental demand for both houses and units is high.
